There were some confusion with an American home shield about the work order. CUSTOMER STATED: They had a leak showing up in the master bedroom ceiling, and the previous technician stated it was coming from the shower basket strainer. TECHNICIAN NOTES: Upon inspection I found that there was a water damage spot located in the main level master bedroom closet, and directly above this closet is the upstairs guest bathroom shower. I found that prior to my arrival the h/o had taken apart the shower strainer cover plate, and one of the screw were missing. I also found that the hub drain strainer was very loose, and needed to be replaced. I let the h/o know that AHS warranty is not covering for any repairs on today’s visit. I presented options to have this done through service, and the h/o elected to not have any repairs done for today’s visit. RESOLUTION/RECOMMENDATIONS: I would recommend replacing the stand alone shower hub drain strainer located in the upstairs guest bathroom with brand new strainer to help fix/prevent any future plumbing issues. Customer stated: navien is leaking gas Technician notes: upon inspection found that middle navien gas valve is where the leak is coming from. Recommend: gas valve needs replaced. Parts: spoke with Robert about correct parts that need ordered. MGP notes: customer stated that he was driving and will call office with payment when he stops. Job status: not complete, will need to order part and return to complete job once payment is received. This is a service estimate to replace the gas valve in the middle navien. 6/24/24 Technician notes: out today to replace gas valve on navien tankless unit. Gas to the tankless is already turned off and the front cover is removed already. Removed old gas valve from tankless unit and installed new navien gas valve. Turned gas on and opened all shut off valves, turned tankless on and began testing it by letting in kick on and off multiple times. Tankless unit is working properly at this time. CUSTOMER STATED: they had a rocking toilet and 2 leaking faucets TECHNICIAN NOTES: called out today on a 2nd opinion to look at 2 leaking faucets and a rocking toilet. While on site I found the toilet in the basement is rocking causing little stability. In the hall bathroom on the main level home owner had a leaking lavatory faucet. In the master bathroom home owner has a loose leaking garden tub faucet. While performing a minor inspection I found the prv is leaking and the thermal expansion tank is failed. RESOLUTION/RECOMMENDATIONS: I replaced the hall bathroom lavatory cartridge, prv, thermal expansion tank with it mounted, and replaced flange in basement bathroom. JOB NOTES: I still need to call in for Autho on garden tub faucet. I ran out of time and still have 1 more job to get to. This will need to be a return trip. Customer stated: they had a leaking water heater. Tech notes: called out today to look at a leaking water heater. While on site I found the 50 gallon natural gas water heater was leaking internally in the garage. The garage is completely open which makes the water heater easily accessible. Resolution: I recommend replacing the water heater in the garage as soon as possible. Job notes: home owner want to get options from other people and are thinking about doing it themselves. Customer States: Leaking water heater in garage, no hot water. Has been without hot water for days. Technician Notes: Out today to look into issue with the 50 gallon natural gas water heater located in the main level garage. Unit is currently leaking from the top and bottom of the water heater. Homeowner turned water and gas off to the unit. Water heater will need replaced with code requirements. The existing water heater is 21” in diameter. The open between the door trim and the HVAC unit is only 19.5. Door trim will need to be removed to get old heater out and new heater in. Resolution: Submit to CHW while onsite. CHW denied this work order. They were given the option for us to supply and install a new water heater. Explained to customer they denied work order. Explained I had a new heater and everything needed for install in the van but he is not interested. He wants to call his home warranty company. CUSTOMER STATED: Water heater is leaking water. TECHNICIAN NOTES: Out to the residence today for the concern of a leaking water heater. When i arrived I found a leaking 50 gallon short electric water heater located in the garage of the home. Water heater has heavy corrosion coming from both upper and lower heating panels. Expansion tank is currently defective. Water pressure is outside of code reading above 80 PSI. Customer stated they currently have hot water, although the water heater is leaking. In case of damage to water heater wiring caused from water, I recommend doing a full water heater replacement, as well as replace pressure regulating valve located in garage to from prevent any further concerns to occur to the distribution system of the home. While on site the customer also made me aware of their water bill being $1500 last month and asked if I could locate the other issues.
